We’re shaking things up with our booking system for this stunning three-bedroom character farmhouse! We know that not everyone needs all three bedrooms, so we’re introducing flexible pricing - meaning you only pay for the space you need. If it’s just the two of you, you can save up to £100 per night while still having full access to the rest of the house.

How It Works

The Master Suite - A super king bed (that can be split into twins), an ensuite with a luxurious rain head shower, and a separate deep soak bathtub.

The Second Bedroom - Another super king (also splittable into twins) with its own ensuite and rain head shower.

The Third Bedroom - A spacious single divan for that extra cosy spot.

To keep things flexible and fair, our booking system automatically adjusts your rate based on the number of guests you enter. This ensures you’re only paying for the space you need while still enjoying full access to all living areas.

1. 2 guests → Assumes use of one ensuite bedroom (The Master Suite)

2. 3-4 guests → Assumes use of both ensuite bedrooms (Master & Second Bedroom).

3. 5 guests → Assumes use of all three bedrooms (Master, Second & Single Bedroom).

Your total price will automatically update based on your group size - no need to select rooms manually. If you’d prefer to have extra bedrooms open for fewer guests, just book for the full occupancy.

What to expect

Once the heart of Broadrayne Farm, this Grade II listed Lakeland cottage, home to generations of farming families, has been lovingly restored into a charming yet luxurious retreat, full to the brim with character and home comforts. Dating back to 1620, The Farmhouse blends original rustic charm and traditional features, with thoughtful modern touches, creating a cosy, welcoming space that’s perfect for your getaway in the Lakes. 

Step through the door and into the spacious open-plan living area, where old meets new. The top of the range modern kitchen is a social, well-equipped space, a Nespresso (virtuo) machine for your morning caffeine fix and everything you should need to whip up a hearty meal using the high-end integrated appliances. This is a space made for gathering and feasting, whether you're cooking from scratch or tucking into a Yan food delivery.

The roaring log burner, with complimentary logs, is really the centrepiece of the room, alongside the original beams, a plush L-shaped sofa set and 55 inch LG smart TV, it sets the scene for a truly relaxing stay. After a day on the fells, curl up by the fire with a book, a film or simply gaze out at the spectacular fell views through the many picture windows.

Upstairs, three thoughtfully designed bedrooms provide peaceful and restful spaces, each with crisp white linens, fluffy towels, and our favourite Pure Lakes toiletries. The large master bedroom has a Superking bed (which can be split into twins), with breathtaking fell views through 2 large windows and a spacious ensuite bathroom with a deep soak bath and separate rain head shower. The second bedroom has a superking bed also (that can be split into twins), with a large window that frames Helm Crag fell and an ensuite shower room with epic rain head shower. There’s also the option of a pull-out bed, making it ideal for an extra little guest. The third bedroom is a single bedroom with a cosy full size single divan bed and a view of the farm. While there is no family bathroom, there is an additional shared WC for added convenience, which is also home to the washer drier and another heated towel rail. 

Step outside and you’ll find your private enclosed patio, complete with an external radiant heater, rattan dining set and bbq, perfect for unwinding with a glass of wine as the sun sets over the fells. A few steps beyond, your separate private garden offers uninterrupted views across the Vale of Grasmere, where you can soak up the last of the sun and the ever-changing colours of the landscape.

We know dogs love The Lakes just as much as their humans, so we’ve made The Farmhouse a dog-friendly Lake District cottage. It is able to accommodate two dogs. We can supply dog towels and poo bags. Your waggy-tailed family member will also get a bag of locally made, natural doggy treats as a welcome gift.  Please bring your pet's own bed, bowls(food & water) with you. A whole host of extras can be booked ready for your arrival including eggs from our hens, a bottle of Champagne, packed lunches, just select your preferences and we’ll have it ready and waiting for you. There is space for one parked car, please let us know if you would like an additional and this can be arranged.

Check-in is from 3pm and check-out is before 10am.
